A note from Austin

I’m Austin Hellickson, a Managing Broker with LPT Realty, working from the office at 1230 Fryar Ave in Sumner. I built Sell Now 509 for homeowners in Spokane County and the Tri-Cities who need to sell soon: I set a cash offer request from independent buyers beside a quick listing, after costs, so you can choose.

Homeowners who need to sell soon usually hear one pitch at a time. A postcard from an investor offers cash. A listing agent recommends listing. Each one is honest about its own option and quiet about the other. The homeowner, often dealing with an estate, a job change or a house that has become too much, is left to work out the difference alone.

I would rather do that math with you. For every house, I look at both: what independent cash buyers might offer, and what a well-prepared listing would likely leave in your pocket after costs. Then I tell you which one I would take if it were mine.

How I work

Cash and listing, every time

When you send me an address, the first thing I do is pull sales of houses that are actually like yours, in your part of town, and ask what you know about the house. A 1925 brick home on the South Hill and a 2012 two-story off Road 68 in Pasco are different problems, and they get different answers.

On paper

You get a net sheet with a listing estimate and any cash offers on the same page, with commission, closing costs, excise tax, repairs and payoffs taken out. Estimates are estimates, and I’ll show you how I reached mine so you can argue with them. If my fee is part of the picture, it’s on the sheet and agreed in writing before anything happens.

No promises I can’t keep

I won’t promise you a price or a closing date. Nobody honest can. Cash offers come from independent buyers and may not come at all, and a listing sells when a buyer decides it should. What I can promise is that you’ll understand your options before you choose one.

Why a broker in Sumner, for a house in the 509

Sumner is a long drive over Snoqualmie Pass from Spokane, and over the pass and down I-82 from Kennewick. I don’t hide that. Most of a good comparison happens on paper and on the phone: reading comparable sales, estimating what work costs, and reading offers line by line. When a house needs someone standing in it, for a walk-through or for showings, that person will be a licensed agent, and I’ll tell you who before they go.

Homexa® is a network of 300+ agents across 25 states. It is how I work statewide. LPT Realty is my brokerage, and every listing and every transaction runs through licensed professionals, the way Washington law requires.

What I’ll ask you

Your timing, and whatever you know about the house: the age of the roof and the furnace, any tenants, any work done without a permit, anything you’re worried a buyer will find. You won’t shock me. The more I know early, the fewer surprises there are once a buyer is involved, and surprises late in a sale are what cost people money.

Some of those questions have longer answers, and I’ve written them up in the Journal: whether an old heating oil tank has to come out before a sale, and how to sell a rental with the tenants still living there.

If the house is part of an estate, tell me who has authority to sign. If you’re behind on payments, tell me that too, and tell me how far. Timing matters more in those situations, and a clear picture helps me show you which option still has room.

Questions people ask about Austin

Who is Austin Hellickson?

I’m a Managing Broker with LPT Realty, with an office at 1230 Fryar Ave in Sumner, Washington. Through Sell Now 509 I help homeowners in Spokane County and the Tri-Cities compare a cash offer request with a quick listing, after costs.

Does Austin Hellickson buy houses?

No. I don’t buy houses, and neither does Homexa®. Cash offers come from independent buyers in the Homexa® network, who are separate businesses. No offer or price is guaranteed.

Why would a broker in Sumner help sell a house in Spokane or the Tri-Cities?

Most of a good comparison happens on paper and on the phone, from comparable sales to the fine print of each offer. When a house needs someone standing in it, for a walk-through or for showings, that person is a licensed agent, and I tell you who before they go.

What is Homexa®?

Homexa® is a network of 300+ agents across 25 states, and it is how I work statewide. It is not a licensed real estate brokerage. My brokerage is LPT Realty, and every transaction runs through licensed professionals.

Will Austin promise a sale price or a closing date?

No. Nobody honest can. Cash offers may not come at all, and a listing sells when a buyer decides it should. What I can promise is that you’ll understand both options, with the costs taken out, before you choose one.

Call me before you sign anything with anyone.

Including me. A short call is usually enough to tell whether a cash offer request is worth making or listing is the better call.
