I’m Austin Hellickson, a Managing Broker with LPT Realty. My office is at 1230 Fryar Ave in Sumner, in Pierce County, on the west side of the Cascades. I built Sell Now 509 for homeowners on the other side of the mountains, in Spokane County and the Tri-Cities, who need to sell a house soon and want a straight comparison before they decide how.

People in that spot usually hear one pitch at a time. A postcard from an investor offers cash. A listing agent recommends listing. Each one is honest about its own option and quiet about the other. The homeowner, often dealing with an estate, a job change or a house that has become too much, is left to work out the difference alone.

I would rather do that math with you. For every house, I look at both: what independent cash buyers might offer, and what a well-prepared listing would likely leave in your pocket after costs. Then I tell you which one I would take if it were mine.

How I work

Cash and listing, every time

When you send me an address, the first thing I do is pull sales of houses that are actually like yours, in your part of town, and ask what you know about the house. A 1925 brick home on the South Hill and a 2012 two-story off Road 68 in Pasco are different problems, and they get different answers.

On paper

You get a net sheet with a listing estimate and any cash offers on the same page, with commission, closing costs, excise tax, repairs and payoffs taken out. Estimates are estimates, and I’ll show you how I reached mine so you can argue with them. If my fee is part of the picture, it’s on the sheet and agreed in writing before anything happens.

No promises I can’t keep

I won’t promise you a price or a closing date. Nobody honest can. Cash offers come from independent buyers and may not come at all, and a listing sells when a buyer decides it should. What I can promise is that you’ll understand your options before you choose one.

Why a broker in Sumner, for a house in the 509

Sumner is a long drive over Snoqualmie Pass from Spokane, and over the pass and down I-82 from Kennewick. I don’t hide that. Most of a good comparison happens on paper and on the phone: reading comparable sales, estimating what work costs, and reading offers line by line. When a house needs someone standing in it, for a walk-through or for showings, that person will be a licensed agent, and I’ll tell you who before they go.

What I’ll ask you

Your timing, and whatever you know about the house: the age of the roof and the furnace, any tenants, any work done without a permit, anything you’re worried a buyer will find. You won’t shock me. The more I know early, the fewer surprises there are once a buyer is involved, and surprises late in a sale are what cost people money.

If the house is part of an estate, tell me who has authority to sign. If you’re behind on payments, tell me that too, and tell me how far. Timing matters more in those situations, and a clear picture helps me show you which option still has room.
